Managers, members, officers and registered agents behind an LLC — with contacts.
Commercial property skip tracing looks for possible phone and email contacts associated with a building's recorded owner. Investors, buyers and brokers can research office, retail, industrial, multifamily and other commercial buildings when pursuing or evaluating a real estate transaction. Confirm the building address, review the lookup cost, then explicitly run a trace. Contact matches are leads, not proof of ownership.
Choose By LLC or company and enter the company name and state of formation. An LLC skip trace may identify associated managers, members, officers or a registered agent when records are available. It does not verify beneficial ownership. A validated business-record hit uses 2 credits, even if only a registered agent is found; misses and errors are not charged.
LLC skip tracing and state registry guides
Lookup credits pay for searches. Standard uses 1 credit per hit. Enhanced uses 2 credits per hit, or 1 additional credit after a paid Standard result. Business / LLC uses 2 credits per validated business-record hit. Business / LLC costs the same as a new Enhanced trace but runs different, company-focused research. A registered-agent-only business hit still uses 2 credits; an agent is not necessarily an owner. A hit does not prove an owner was found, and address history does not verify ownership. Misses and errors use no credits. The exact credit cost is shown before you confirm a trace.
A commercial property skip trace can return possible phone and email leads associated with the building's recorded owner. Results are leads, not verified ownership, current residence, or guaranteed contact information. Use them only for permitted real estate transaction research and contact.
Enter a full U.S. building address for an office, retail, industrial, multifamily or other commercial property. Residential buildings are also supported. Standalone Skip Trace does not depend on CapRoll's Off-Market inventory coverage. Apartment, unit, and suite addresses are not supported; search the building address.
Yes. Choose By LLC or company, enter the company name and its state of formation, and explicitly confirm the lookup after signing in and acknowledging permitted use. This separate company search does not require a property address. Possible company associations are not verified ownership; a registered agent is not necessarily an owner.
A validated business-record hit uses 2 credits, including a registered-agent-only hit. Misses and errors are not charged. Use available included credits or buy a one-time credit pack; no subscription is required. Finding a record does not prove that an owner was found.
No. Location is requested only when you choose Use my location. The suggested address is editable and is not proof of the intended building. Location and property identification do not spend lookup credits. A trace requires a separate confirmation.
Standard: Possible phones and emails for the owner and associated people on record. Enhanced: Everything in Standard, plus associated and historical addresses to cross-check the owner's known addresses and help confirm ownership. Contact matches and address history are leads, not proof of ownership. Results vary by available records.
You can identify a property before signing in. Sign in to run a trace, review the displayed lookup cost, and accept the required consent if it is not already saved. No subscription is required. A miss is not charged.
