Find and compare investment opportunities

Search by market and asset class on the map or draw your own search area. Compare asking price, NOI, cap rate, occupancy, expense ratio and price per unit when figures are supplied. Save properties and set deal alerts for new matches; cadence depends on your plan.

Assessor-backed Off-Market Search

Source existing properties using public-record inventory in supported markets. These records are not seller listings and do not imply the property is for sale. Search follows current rollout and account eligibility; tracing, offers and saved exports have separate limits.

Underwrite listed and off-platform deals

Caproll listings present the seller's income and expense figures in a consistent format. The Deal Analyzer can also build a pro forma for a property that is not listed on Caproll and export a PDF to share with partners and lenders. Free accounts include 3 lifetime analyses; paid buyer plans include unlimited analyses.

Request access to owner-controlled off-market deals

Private off-market listings appear in search and on the map as anonymized teasers with city, state, broad metrics and an approximate location. The address, photos, complete financials and documents stay hidden until the owner approves access.

  1. Request access with a qualification note, or arrive through an owner invitation.
  2. The owner reviews each investor separately; proof of funds on file is a credibility signal the owner can see.
  3. After approval, review the full property, submit an offer and use the guided closing flow.

Free accounts include 3 off-market access requests per month; Buyer Pro and higher plans include unlimited requests.

Approval is not buyer verification. Documents may still require an NDA. See owner distribution · See broker distribution

Start with an address. Or research a company.

Property-address Skip Trace

Search a building address to research possible phone and email contacts. Enhanced results may add address information. An address lookup is not a company-name search.

Research a property address

Business / LLC lookup

Search by company name and state for company records and possible associated contacts. A separate free inventory count matches recorded owner names; name matches do not establish that two records are the same entity.

Research a Business / LLC

Lookup credits pay for searches. Standard uses 1 credit per hit; Enhanced and Business / LLC use 2. Misses and errors use no credits. Sign in and explicitly confirm a run with included or purchased credits. A registered-agent-only company-record hit can still be charged.

Possible contacts, registered agents and filing roles do not verify beneficial ownership or guarantee permission to contact anyone. Records may be incomplete or inaccurate. Use only for permitted real estate transaction research and comply with applicable contact and privacy laws. Read permitted-use terms.

Review selected opportunities in a Private Deal Room

A broker can invite an investor to a multi-property Private Deal Room and choose exactly which properties that investor can access. For each shared property, the investor can review protected documents, work from a separate underwriting copy, message the broker, request a showing, and submit or counter an offer with its history kept in one place.

Participation is invitation-based. An invitation does not automatically provide access to every property in the room.

Accepted room offers create private closing workspaces without a Caproll close fee; ordinary private listings retain their usual fees. How brokers share Private Deal Rooms

Move from diligence to a direct offer and closing

When a seller requires an NDA for source documents such as T12s or rent rolls, sign the listing NDA to unlock them. Upload proof of funds, request a showing, message the seller or broker, and submit an LOI when available. Offer and messaging eligibility follow current plan and launch rules. Track documents, digital signatures, deadlines and wire verification in the guided deal workspace; these controls do not guarantee protection against fraud.

Frequently asked questions

Is it free to search?

Browsing listings and creating an account are free. Free accounts include 3 Deal Analyzer analyses and can request access to 3 new private deals per month. Off-Market Search access follows your plan and the current rollout; the pricing page shows what each plan includes.

Where does off-market data come from?

Off-Market Search uses public assessor and county records in supported markets, with U.S. Census context for local demographics. Records can be incomplete or delayed.

Does an off-market record mean the property is for sale?

No. An Off-Market Search record is a property record, not a seller listing. The owner has not offered it for sale. Private listings are different: a seller or broker chose to share them, with the address masked until they approve you.

How does owner research work and what does it cost?

Where available, Skip Trace researches possible phone and email contacts from a property address, and Business / LLC research starts from a company name and state. Lookup credits pay for searches. Standard uses 1 credit per hit; Enhanced and Business / LLC use 2. Misses and errors use no credits. Results are possible matches only. They do not verify beneficial ownership or give permission to contact anyone.

Can I analyze a property that is not listed on Caproll?

Yes. The Deal Analyzer starts from an address, on the market or not. Model financing, projections and a pro forma, then export a PDF report on plans that include it.

Do I pay a buyer-side commission?

Caproll does not charge a buyer-side commission. Plans have flat monthly prices where applicable. Lender, title, legal and other transaction costs are separate.

What is a Private Deal Room?

A Broker Pro member can invite you to a room and choose which properties you can access, one investor and one property at a time. You get your own underwriting copy, protected documents, messages, showings, and offers and counters in one thread. You do not need a Broker Pro plan to take part.

Do I need an NDA to see a deal?

Only when a seller requires one on a specific document. A private listing separately needs the owner's approval before you see the address, photos and financials.
